The Co-operative Management Committee has a zero tolerance policy towards anti-social behaviour on the estate.

A statement from the Patmore Co-operative Management Committee

“The Management Committee of the Co-Operative has a zero tolerance with regard to anti-social behaviour on the estate. We support and work towards the statement below from Victim Support UK:

If your quality of life is badly affected by other people in your community then you could be a victim of antisocial behaviour. We will support people dealing with:

  • noise nuisance

  • neighbour disputes

  • verbal abuse

  • threatening behaviour

  • harassment and intimidation

  • vandalism

  • criminal damage.

You might think that an incident is small or unimportant to start with. But antisocial behaviour can go on for a long time, and become very serious. Not all antisocial behaviour is classed as crime but a lot is, or can become a crime. We can help you even if the police are not involved, but nothing will change if you don’t take action.

To facilitate this, the Committee receives a quarterly report from the Co-Op staff on incidents of anti social behaviour and how they were responded to. Committee members also participate with the police, council and other local residents in the Safe Neighbourhood Panel for the Shaftesbury and Queenstown Wards. The Co-Operative maintains a network of CCTV cameras and will regularly check lighting in and around the buildings to help in maintaining a safe environment on the estate.

We will always support Patmore Cooperative staff and WBC in any and all actions taken against residents who choose not to respect their neighbours, their environment, their homes. This is our estate and anti-social behaviour of any kind has no place on it. “

  • The Antisocial Behaviour, Crime and Policing Act 2014 defines antisocial behaviour (ASB) as:

    a) Conduct that has caused, or is likely to cause, harassment, alarm or distress to any person,

    b) Conduct capable of causing nuisance or annoyance to a person in relation to that person’s occupation of residential premises, or

    c) Conduct capable of causing housing-related nuisance or annoyance to any person.

    As set out in the Tenancy and Lease Conditions, we will take reasonable steps to investigate your complaints and will take action where appropriate. We will do all we can to help solve any problems with your neighbours and will take action against neighbours who cause a nuisance. We will not tolerate antisocial behaviour from any person living in or visiting a property on the Patmore estate.

    You, your lodgers, friends, relatives or any other visitors must not:

    • Cause a nuisance to others living in the local area

    • Interfere with the peace, comfort or convenience of others

    • Damage property belonging to others including council property

    • Use the property for illegal activity

    • Threaten, harass or use violence towards others, including neighbours, council employees, and those living in the same property as you.

    Examples of antisocial behaviour which might cause us to take legal action against you are:

    • Threatening or using violence

    • Noise nuisance

    • Damaging property

    • Dealing, buying or using drugs

    • Dumping rubbish

    • Antisocial drinking in public

    • Vandalism and graffiti

    • Domestic disputes, including shouting

    • Not keeping pets under control

    • Abandoning cars or causing car nuisance

  • Recording incidents is very important. Events can easily become confused, so recording what happened, who was involved, when, where and how you were affected really helps to show the impact of the problem.

    Worried about reporting

    Some residents are worried about making a complaint or reporting an incident for fear of reprisal from those involved. When you report an incident we offer support and keep your details strictly confidential. You can also report ASB anonymously. Your identity will only be released with your explicit consent and only when required for legal proceedings in court.

    Antisocial behaviour should be reported to the police or to the Patmore Estate office.

    Abandoned vehicle

    Graffiti

    Please report any graffiti to our office on 020 7622 4495 or team@patmorecoop.org.uk

    We will arrange for our cleaning contractor to remove it.

    Concerned about illegal activity ?

    If you want to report a crime either that has happened or is taking place now you need to contact the Police in the first instance:

    • Police emergency: 999

    • Call 101 or go to The Met Police to report non-emergency crimes.

    • Call Crimestoppers at 0800 555 111 to report anonymously.

    After contacting the Police you can also report your concerns to the office. If you are a victim of a crime we may be able to assist you, for example, moving you to a safer location. We will also consider tenancy enforcement action where a tenant, member of the household or visitor to the property has committed a crime.

    Loud noise from a neighbouring property ?

    If you want to report noise nuisance during Monday to Friday 9am to 5pm, please contact our office on 020 7622 4495.

    If the nuisance is ongoing, one of our staff will try to attend subject to ongoing work commitments.

    If the noise nuisance occurs outside of normal office hours please phone 020 8871 7490. Officers from the Council will try to attend and will log the incident and pass on to the Co-Operative for when our staff are next on duty.

    We can deal with persistent and unreasonable noise such as barking dogs, DIY, loud music and TVs.

    There are a number of actions we can take to try to resolve noise including:

    • Warning letters

    • Mediation

    • Noise abatement notices

    • Seeking possession

    • Injunctions
